Here are a few common examples of repairs rental properties much like yours often require.

1. Fixing leaks under sinks or around showers

Whether it’s aging pipes starting to come loose, dripping faucets, or the caulk seals wearing away, plumbing leaks are a common repair that needs to be done on any property from time to time. In this case, particularly between tenants.

Ideally the renters notify the property management company right away when there’s a leak, but sometimes they don’t either because they’re worried about being liable or because they simple don’t notice.

Unfortunately this can sometimes mean water damage in walls or in the flooring around toilets or sinks.

If not, typical leaks aren’t a huge job and can go a long way toward keeping all your properties humming along smoothly. This is also the type of repair that is very feasible when a number of units require it at a time.

Particularly sensible if you’re considering upgrading the pipes or making changes to water heaters in all the units.

If you’re looking into plumbing at all, it’s always worth having your water heater inspected. Aging units can be dangerous, and can leak large amounts of water very suddenly when they fail. If you have old water heaters in a number of your units, this is a wise bulk upgrade to make.

2. Unit repairs for leaky windows

Seals on windows wear out, too. If you’re noticing some of your units seem drafty, the energy bills are higher than usual, or that there’s moisture around the window frames, it’s prudent to have someone look at them.

If repairs can be made, great. If not, replacing the windows is another preventative measure you can take to avoid much costlier water damage (and mold) repairs later.

Once a window is no longer airtight, it will allow moisture, humidity, and hot or cold air to get in. Sometimes this is exacerbated by clogged gutters outside leaking water down around the windows — more water than they would normally receive.

3. Repairing units with appliances that aren’t working properly

Microwaves, stoves, and refrigerators are the big ones. Whether you’re planning up upgrading the property to increase its appeal or replacing old appliances that have stopped working, we can help you select new models and ensure they’re installed properly for many years of service.

In some cases in the past property managers had a troublesome model of microwaves, for instance, that kept going bad in a number of units. Rather than continuously repair them or send out for warranty work, the property manager opted to do an apartment complex-wide swap out for a newer and more reliable model.

This also allowed them to ask a slightly higher price for each of the units since they’d also upgraded the countertops.
