An insurance adjuster’s job is to assess the damage and pay out as little as possible for the insurance company. Some insurance providers are more fair than others.

We’ve unfortunately seen many cases over the years where it would like $50-60k to properly repair damage and the adjuster was only quoting $30k. That would mean the home was fixed with major corners cut, or that the repair realistically couldn’t be done at all.

Families are often tempted to just take the offer because they don’t think they have any recourse, but in a few cases we’ve stepped in on our client’s behalf and helped negotiate a proper payout that adequately covers repairs.

What Things Affect How Long Restoration Will Take?

The cause of the water damage is a big contributor. For instance, a basement flood from heavy rain or other weather conditions can be a faster repair than ruptured pipes that may have let water loose in walls, ceilings, and floors.

In the latter case, the damage is probably far more extensive and may affect electrical systems or even structural elements.

How long the water has submerged surfaces also matters.

A flooded area that is quickly pumped out may be able to be thoroughly dried and mostly salvaged. But an area that’s sat in standing water for several days or more will likely be warped, worn, or even rotted. You usually see rot and mold where there’s been a slow seepage of water for some time that no one knew about.

Will Insurance Cover Water Damage Repairs?

This usually depends on where the water came from. Floods, for instance, are not always covered by insurance. If you’re in an area designated as a flood area (or flood risk) it probably won’t be covered. But sometimes if you’re in a region that isn’t considered a flood area, it may be covered.

It also matters whether your policy explicitly states that it covers damage from weather, such as tornados, tree damage, etc.

Water intrusion from a damaged roof is usually covered.

Sometimes insurance policies will have stipulations about what areas or affected square footage will be covered. An example of that we’ve seen is where a hallway wasn’t covered, but the living room and bedroom on either side of it was. The main workaround to resolve the hallway area was to remove it and expand one of the rooms.

A Few Things To Know, Regarding The Insurance Process

When the insurance adjuster comes out to assess the property, they will sometimes ask you to sign a document agreeing to their repair figure. We would advise you not to sign anything until you’ve also spoken with a contractor or two to confirm what the repairs will look like.

This avoids the scenarios we mentioned above, where the realistic repairs might exceed the insurance adjuster’s initial offer.

There is a degree of push back at your disposal in many cases, and it can be a mistake to simply take what the adjuster offers and assume there are no other options.
